All rates already reflect 10% taxes and cleaning fees.  Rates also reflect already discounted 3% assuming payment by check.  NO EXTRA FEES!

RATES: The all-inclusive rental rates listed to the right are direct-with-owners thus they are cheaper rather than renting from a management company. These rates may change without notice but the rate to you is protected once your rental deposit is paid. We do occasionally give discounts if staying for 5 nights or more.

INCLUDED: We use an all-inclusive, one-price system. The rates include all applicable 10% taxes, parking, utilities (electricity, water, cable TV and natural gas), LOCAL telephone service, beds made with fresh linens upon arrival, towels, cleanup after departure, and internet. There are no extra or hidden charges of any kind! In addition, our guests have free access to the pool, tennis courts, hot tub, sauna and barbecues at the Lake Village clubhouse if you are staying at the 60 Burke Creek property.

**RESTRICTIONS: NO PETS and NO SMOKING allowed in either properties.  Any evidence of smoking or pets, YOU WILL LOSE YOUR $300 ENTIRE DEPOSIT and will be subjected to additional cleaning fees, NO EXCEPTIONS.

MANAGEMENT: We do not have a management company, instead we have local contact people who helps to take care of most of our needs in terms of cleanings and repairs. We use an electronic lock system where each guest will be provided with a 6 digit pass code that expires after their stay. So there is no hassle of keys and check-ins (60 Burke Creek guests do however need to check-in at the clubhouse to obtain your guest parking passes).

COMPARE: When comparing rates, be sure to include the "hidden" charges (e.g. reservation setup fees, state and local taxes, cleaning fees, credit card surcharges, linen service, towel service, compulsory gratuities, utilities, parking, telephone service, unreasonable deposits, etc.) in your cost comparison.
