Cancellation and Refund Policies

     Our properties are available for rent year round. When each property is booked, it will be shown on the availability calendar for each property. The dates are also blocked in our property manager's computer. We update our availability calendars weekly if not daily. PLEASE READ THROUGH ALL OF OUR POLICIES (listed below) BEFORE RENTING!!!


    All reservations require a deposit of 50% of the total rent. CANCELLATION FEES WILL INCUR WITH THE EXCEPTION OF THE RESERVATION BEING CANCELLED WITHIN 48 HOURS of making the reservation.


    LAST MINUTE RESERVATIONS (reservations made within 30 days of arrival) REQUIRE A NON-REFUNDABLE FULL PAYMENT, UNLESS CANCELLED WITHIN 24 HOURS OF MAKING THE RESERVATION.


    CANCELLATIONS MADE WITHIN 60 DAYS OF THE DATE OF ARRIVAL ARE SUBJECT TO FULL FORFEITURE OF THE RENT UNLESS THE PROPERTY CAN BE RE-RENTED FOR THE SAME PERIOD OR RENTER DECIDES TO CHANGE THE DATES OF ARRIVAL. XMAS AND NEW YEARS RENTALS RECEIVE NO REFUND!


    CANCELLATIONS MADE LESS THAN 30 DAYS PRIOR TO ARRIVAL WILL RECEIVE NO REFUND AND THE FUNDS RECEIVED ARE FORFEITED UNLESS THE CANCELLATION IS MADE 24 HOURS AFTER THE RESERVATION. XMAS AND NEW YEARS RENTALS RECEIVE NO REFUND!


    There will be a charge of 5.5% for refunds made through ChargeBack and 4% for refunds made by check. There will be a minimum charge of $50 for any cancellation refund.


Damage Policy


    We have the right to hold $300.00 as a damage deposit on your credit card. This money will not go into our account, it is simply held by our merhcant account company (Network 1 Payment Services). This money will be held for about 2 weeks and if there is no violation of any kind, then the money will be credited back to your credit card account.


    The previous $300.00 is only an authorization not an actual sale so you should not incur interests charges of any sort. If you make any hotel reservations online they do the same thing or when you check in at a hotel they swipe your card for the same reason.


    NOTHING will be charged unless damages apply. Renters are responsible for any damage to the properties and its contents beyond normal wear and tear. This includes the loss of contents of the condo and excessive cleaning requirements. Should the damage be so extensive that the condo must be shut down for repair, the client is responsible for both the lost rental revenue and the relocation costs of the next intended occupants. Renters will also sign a short rental contract with the Owners which will be held as a legal binding document.


RENTERS ARE RESPONSIBLE FOR THEIR OWN TRAVEL AND RENTERS INSURANCE.  WE ARE NOT RESPONSIBLE FOR ANY THEFT, FIRE OR ANY OTHER FORM OF DAMAGE TO RENTERS AND THEIR PROPERTIES.


Occupancy Policy


    The Chapter 5.40.090 of Douglas County code (Click on the link to view entire code) regulates vacation home rentals in the Tahoe Township. The guidelines state that no more than 2 people can sleep in a bedroom and the total number of guests per property is not to exceed the number of bedrooms times 2 people plus 4 people. Therefore the 60 Burke Creek property is limited to 10 people and the 131 Cypress property is limited to 10 people also but we have sleeping room for 12. We have a very large loft area and a fourth bedroom which is not considerred a bedroom based on that fact that the 4th room does not have any windows and the loft does not have an emergency exit to the outside. According to Douglas County Chapter 5.40, the ordinance states that a "bedroom" has to be at least 70 square feet, have a window and emergency exit and be 7 feet in height. Guests should understand the occupancy rules.


Noise Policy


    Renters and guests are to NOT to make excessive and unnecessary noise at ANY TIME. Making excessive noise or partying on the deck AFTER 10 PM is absolutely forbidden. The hot tub and deck area is for relaxing and light conversation, NOT parties. Be respectful that there are other owners and families living in the area. If the Sheriff or Lake Village security is called, renters will be charged a minimum of $100.00. Aside from the $100.00 penalty, guests may be subject to owner's loss in rental, fines, and attorney fees. The latter will only occur if Douglas County revokes the owner's rental licenses or shuts down our rental properties due to guests violation of Douglas County Chapter 5.40. If guests keep noise down and do not party or make loud noise in the deck area after 10 pm then there should not be a problem.


Smoking And Pet Policy


    There is NO SMOKING and NO PETS allowed in the house. NO EXCEPTIONS! If there is any evidence of smoking within the house, an extra cleaning fee or damage fee will be assessed.
